Retainer Fees

Effective July 1st 2011:

Salisbury Realty only represents buyers as a Buyers Agent. The firm charges a $250 retainer fee for a 3 month Exclusive Buyer Agency Agreement. The firm will only continue to work with a buyer after the second initial appointment if the buyer chooses to contract Salisbury Realty as their Buyers Agent. The retainer fee covers up to 10 hours of showings/consultations a month. The retainer fee is fully refundable if the buyer closes on a property that went under contract within the 3 month Exclusive Buyer Agency Agreement.

Agency

If you are currently working with an agent outside of Salisbury Realty, please contact them directly regarding any of the homes you see on our site.

Loan Pre-Qualification/Proof of Funds

All buyers MUST have a loan pre-qualification or proof of funds letter from a Nationally Recognized Lender or Local Mortgage Broker before scheduling a showing. If you need assistance getting pre-qualified for a loan, we can help you find a lender that meets your needs.

If the home you are interested in is a Mobile Home, please let the lender know ahead of time due to the limited financing options for Mobile Homes.

Foreclosures

Some of the Asset companies require loan pre-qualification through a Direct Endorsed Lender and will not accept loan pre-qualification from a Mortgage Broker.

Many of the foreclosures need a significant amount of cosmetic or structural work. Please understand that these properties may not qualify for a conventional loan and may require the purchase to be made in Cash.
